STATERA TECHNICAL SERVICES

A free asset health audit of your building

Half a day on site. A written report on the condition of your MEP systems and the failures most likely to hit you next. No fee and no obligation.

What we inspect

We go where the expensive failures start

The audit is a structured condition survey, not a sales walk-through. Our engineer works through your plant with a checklist and photographs what they find.

Cooling and ventilation

Chillers, split units, AHUs and FCUs. Condition, filter state, refrigerant indicators, service history where it exists.

Power and standby generation

Distribution boards, generator condition, fuel and battery state, transfer switching, load records and thermal hot spots.

Water and plumbing

Pump sets, tanks, booster systems, visible leaks, water heating plant and drainage condition.

Life safety and compliance

Fire detection and suppression, emergency lighting, lift certification status and outstanding statutory documentation.

Consumption pattern

Utility bills against built-up area and occupancy, to identify where the building is spending more than it should.

The kind of thing the report tells you

Illustrative findings from audits of properties comparable to yours. Real reports include photographs, asset tags and a costed recommendation for each item.

HVAC-CH-002 / Cooling

Chiller running on a low refrigerant charge

Suction pressure well below design. The unit compensates with longer run cycles, which raises consumption and shortens compressor life.

Estimated excess: AED 16,000 a year

ELE-GEN-001 / Standby power

Generator has no load-test record

No documented on-load test in the last twelve months. Off-load running does not prove the set will carry the building during an outage.

Risk: full outage exposure

PLB-PMP-003 / Water

Booster pumps short-cycling

Pressure vessel has lost charge, so pumps start and stop repeatedly. Straightforward to correct, and it removes a common cause of premature motor failure.

We survey the site

An engineer walks your plant rooms and risers with a structured checklist. Around four hours for a typical property.

You receive the report

Within five working days. Condition ratings, photographs, prioritised findings and estimated cost impact.

You decide what happens next

Act on it yourself, hand it to your current contractor, or ask us to price the scope. Entirely your call.
